Appraising Rural Residential with a focus on Highest and Best Use

and Functional Obsolescence and Superadequacy

Join us on November 20 as Benjamin  Davidson (Blake & Associates, LLC) discussing Appraising Rural Residential properties.  The course will:

• Explore various residential acreage scenarios to determine the highest and best use, and evaluate whether a certified residential appraiser should proceed with the assignment or decline it.
• Discuss methods for extracting adjustments from the market for properties with unique improvements, such as barns or indoor riding arenas.
• Examine features in luxury mountain homes to assess whether the market will pay for these upgrades.  (Real-world examples will be provided).
• Demonstrate the extraction method for determining the contributory value of these items based on market sales to see if the cost aligns with the value.

Ben is the founder, owner, and managing director of Blake & Associates, LLC. Appraising since 1997, he holds a Certified General Appraisers license within the states of Colorado & Wyoming as well as the MAI (Commercial), SRA (Residential), AI-GRS, and AI-RRS (Review) designations from the Appraisal Institute. Ben is an alumnus of Eastern Kentucky University where he obtained a Bachelor of Science degree in Agriculture. He actively works within the Appraisal Institute through many local, regional, and national appointments and was previously appointed the 2019 Colorado Chapter of the Appraisal Institute President. Ben is also an approved instructor with the Appraisal Institute and teaches often with the Colorado chapter in Denver.
